The Housing Financial Discrimination Act of 1977 Fair Lending Notice

If your inquiry is forwarded to a Lender that makes you an offer, within three business days from the date you submit an application to the Lender you should receive from the Lender a good faith estimate required under RESPA and an initial disclosure statement required under the Truth in Lending Act.

If your loan request is forwarded to our participating Mortgage Brokers and /or Lenders, be advised that under Massachusetts General Law ch. 184, § 17B: (1) the responsibility of the attorney for a Lender is to protect the Lender's interests, (2) you have the right to engage your own attorney to represent your interest in the transaction, at your expense (3) the approximate expiration date of the Note (see your Loan Information Page for the term of your loan), and (4) please be aware that as of the expiration date of the Note, the Lender may demand payment of the Note, may rewrite the Note by agreement at a greater or lesser rate of interest, or may, by agreement, allow payments to be made on the Note at the same, or a lesser or greater rate of interest.

CLO Fee: I understand that, as compensation for your services, you will receive a computerized loan origination fee (CLO Fee) upon the closing of my loan. CLO Fee Acknowledgment: I acknowledge that this CLO Fee will be paid to you. I further acknowledge that there is no other fee agreement between us. If required by the Lender, I may have to pay a loan application fee and credit report fee. The Lender will determine the amount of this fee. The Lender's policy, not yours, determines if the fee is refundable. If the fee is refundable, the Lender will tell me the conditions for obtaining a refund.

Prepayment Penalties: I understand that certain mortgage products impose a prepayment penalty on the borrower. The Lender will tell me the amount of or formula for calculating the prepayment penalty, if any, and the terms of the prepayment penalty, if any. This information will be provided to me as soon as it is known, but no later than the issuance of a commitment by the Lender.
